Possibly. Some physician-oriented programs may evaluate a signed employment contract and projected income under applicable program guidelines, allowing the process to begin before the new position starts.

How can substantial student loan debt affect qualification?

Student-loan treatment varies by program. Certain medical-professional loan programs may evaluate qualifying student debt differently from conventional financing, so the real answer requires a private review of the loan terms and repayment status.

Are 0% down and no mortgage insurance actually possible?

They can be for eligible borrowers under specific medical-professional programs. Some options may allow up to 100% financing without monthly mortgage insurance, subject to credit approval, property eligibility, reserves, loan limits and current program guidelines.

Do I have to wait until residency or fellowship is complete?
